How long have you been in business?
Twenty Years! Seen and survived the bad...and good times!
What is your primary product or service?
Residential real estate on Oahu, the most energetic is condominiums in Honolulu, especically Waikiki, though nice houses in Honolulu and its outliers run a hot second.
How did you first become interested in your line of business? (if owner) - What is your background? (If owner or store manager)
I am an anthropologist with an interest in land and social isues, and a chemist with an interest in the nature of matter -- real estate as a way to deal with people and blend the arts and sciences is a splendid vehicle compared to, say, teaching or cruising Waikiki at night or early morning(though certainly not to surfing, hiking, or negotiating successfully for someone in a real estate situation).
How do you differentiate yourself from other businesses in your category and area?
I focus immediately on the concern of the client, and require any agent in my company to be foremostly interested in the welfare of their client in relation to the job to be done without concern for their own enrichment -- if they don't get paid but the advice or strategy (like waiting til next year) was best for the person we work for, so be it -- our expertise involves not getting paid sometimes, and if we do it right things go full circle and it just comes back later. We are willing to wait for the right time for those for whom we work, not for the right time for us. Doing good work in the present is sufficient.
How many locations do you have and do you have plans to expand?
One is enough! No, we believe in quality over quantity and do not enjoy the cookie cutter approach of more is better and efficiency and largesse is therefore good and a little bit of a lot is a goal -- better a fair amount of the right size.

In Waikiki next to Ala Moana, corner Hobron and Ala Moana Blvd. at the Charthouse Restaurant as our beloved identifying spot adjacent to the yacht docks and water at our doorstep on one direction, and hustle and bustle in the other, just depending which way we turn out of our lobby.
What type of payments do you accept?
Sellers only pay at escrow and only on the sale, nothing up front to the company -- we earn it or do not get anything; buyers, well we earn it yet you not have to pay at all -- by finding you the right place -- in the way contracts in real estate are constructed in Hawaii, other forces involved pay the buyer's agent to be represented -- fantastic but true, leaving buyer funds for downpayment and/or closing costs. No money to us from buyer, we are compensated in other ways (that come back to you when you sell -- thus when you buy we need to get you a lot of instant equity by negotiating well, and when we sell we need to get you the best price so you can correctly step up or cash out as suits your end in mind).
Which areas do you service?
All Hawaii -- Personally on Oahu only, any part -- however, we have a team, a member on each island, actually several to choose from in each venue to move forward with the most compatible choice -- ask, and you have many ways reavealed to go at your discretion!
Who owns your company or runs daily operations?
I own it, James Patton, Coco Isle Realty, that is -- and I run it. Sometimes I think it runs me. That is because I listen to my clients first, and anyone in my firm must do the same or move to another firm. I can recommend other firms that former agents of mine have moved to in that our number one mandate of serving the client first and before ourselves was not adhered to.
What are your hours of operation?
Well, by phone and computer 24 hours a day of course -- 7 days even physically, since escrows and banks are open 5 days a week and people are off the other 2 days on weekends -- and night, yes, our clients are also available at night, so maybe we are a 24 hour operation -- depends on the client but overlaps enough that in order to get rest -- we have to leave the island! -- Aloha, James toll free (800) 997-8701 (24/7, by the way).
